Welcome to our coverage of The Block auctions in 2022, there have been shocks and surprises as the homes go under the hammer.

A Block record has been set but the auctions have also been bittersweet with two houses being passed in.

The Block 2022 winners

Well, with the final auction done it means Omar and Oz are the winners of Season 18 but the look on their faces when they find out is everything: it is a bittersweet victory.

They will be sharing their $1,586,666.66 profit plus $100,000 in prize money for winning the season, obliterating Jimmy and Tam’s record profit from 2020. That means they’re walking away with around $800,000 each.

“Well I have never seen this before and I have been doing this for a very long time. We started out with a stunning result with the boys in House 5 and then sudden heartbreak with Tom and Sarah-Jane,” Scotty says.

“If anyone can explain to me what happened there I’d love to hear it. I’m thrilled we got a great result with Rachel and Ryan and I’m very confident of a great outcome for Ankur and Sharon and Dylan and Jenny.”

And with that we say goodnight, and see you in 2023 for another season of The Block.

Auction 5: Dylan and Jenny

At this point we have a record profit, a surprisingly low profit, a better profit and a house unsold at auction. So we’re all feeling for Dylan and Jenny as they head to Scotty’s cabana to find out their fate.

Auctioneer Damien Cooley kicks things off asking for a bid “within reason” but there is absolute silence.

Danny starts with a bid of $3,330,000.33 but Damien says the bid isn’t “respectable”.

Damien pushes for a bid over $4 million but there is absolute silence, and after the comment about his bid Danny turns his back on the auction – literally. 

Frank finally steps in with a bid of $3.9 million, as Dylan and Jenny wonder where their registered buyers are.

With no more bids coming, Damien pauses to chat with Dylan and Jenny and tells them it’s in their best interests to pass it in.

Damien returns and suddenly buyer’s advocate Nicole Jacobs jumps in with a bid of $3.925 million.

Frank offers $4 million, as Dylan and Jenny are screaming at Damien to “stop” and “pass it in” but Damien asks for more bids.

“Nooo… no tell them to pull it,” Jenny says making a call.

“Hey can you pull it? I don’t want it to go over,” Jenny says. “Hurry up, hurry up, hurry up.”

Nicole bids $4.025 million before Frank offers $4.075 leaving everyone on tenterhooks fearing Dylan and Jenny might not make much money if the bids go over reserve.

Damien then calls for a break to chat to Dylan and Jenny again, but instead Scotty steps in and takes the call.

“Do not offer another bid mate, the vendors want it passed in now. We don’t want $10,000 [over reserve], we don’t want one, two, three. First, second, third call, negative, pass it in mate,” Scotty tells him.

“Understood,” Damien says.

Back in House 4, Damien passes it in and the property is with Frank to negotiate.

Dylan and Jenny are shaking with relief that the house is in negotiations after the drama of trying to get it passed in.

Auction 4: Ankur and Sharon

Now it’s time for House 4 to go under the hammer and when they get to Scotty’s cabana he advises them to follow Rachel and Ryan’s strategy and get it passed in if the bids aren’t going their way.

The bidding starts at $3.5 million, then Frank offers $3.85 million before another bidder offers $3.9 million.

It soon goes up to $3.95, then $4 million and then Frank is back with $4.25 million.

Another buyer offers $4.05 million, which means we’re getting close to reserve but potentially not much higher.

“This is dangerous territory,” Shelley tells the other teams watching on.

The auctioneer starts to call it before an offer of $4.075 million is made.

At this point Sharon jumps on the phone to tell her real estate agent to pass it in.

“A hundred per cent you’ve got to pass it in,” Tom says, speaking from experience.

With no further offers, the auctioneer takes a break to get advice from Ankur and Sharon.

The couple put their agent Paul on speaker phone and he says he’d “love to sell it under the hammer”, but Scotty tells him they have to pass it in fearing they might only make about $10,000 profit.

Back at House 3 the auctioneer passes it in and offers the last bidder the exclusivity on negotiation, and everyone everywhere is breathing a huge sigh of relief that Ankur and Sharon have a chance at making a bit more profit.

“That was extremely stressful because it could’ve been a lot worse,” Scotty admits.

Paul goes to the highest bidder but he refuses to budge from his offer of $4.075.

Ankur and Sharon’s home hasn’t sold.

Auction 3: Rachel and Ryan

The couple are sent off with the best of wishes and a reminder that “each auction is its own beast” as they head to Scotty’s cabana to watch their auction.

Rachel admits she’s “devastated” after Tom and Sarah-Jane’s auction but now it’s time for their house to go under the hammer.

Marty Fox is their real estate agent and auctioneer, and obviously took notice of how the last auction went.

Frank kicks off with a bid of $3.85 million but Marty wants to see it at least in the range the house was listed for.

“My instructions are to not take bids that low,” Marty says.

Danny teases that Marty might be the first person not to get a bid but Marty is fine with that “cause we’re going to sell it anyway”.

Frank improves on his last bid with $3.95 million and then Marty asks Danny if he’s going to bid.

But Danny wants to know if his bid will be accepted, leaving Rachel on the edge of her seat fearing the worst.

Despite that, Danny is prepared to bid and offers just 99 cents more.

Frank rounds the number up to $4 million, prompting Danny to offer just 50 cents more.

Marty asks Frank to round things up with his next offer and he does with $4.05 million before Danny offers just another 50 cents.

The house isn’t on the market yet at that figure so Rachel and Ryan are keen for the house to get passed in to give them a chance at making more money later. 

After Tom and Sarah-Jane’s auction, they know if the house gets over reserve their chances of making a better deal are gone.

Rachel decides to give Marty a call.

“Unless we get a flat out offer of $4.2 and above let’s just pass it in. Let’s not let it go on thinking it’s going to go $4.1 and go any higher,” Ryan says.

“So you’re passing it to Danny to negotiate?” Rachel asks Marty.

“Correct,” he responds.

Back with the bidders Marty informs them he’s not going to accept anything lower than $2.2 million, but there are no more bids.

Rachel and Ryan’s house gets passed in for negotiation.

“I think the smartest thing and the best thing you’ve done is pass it in,” Scotty says as we see Marty take Danny aside for negotiation.

Soon Marty calls Rachel with an update telling her Danny has offered $4,249,000.85, which gives Ryan and Rachel a profit of $169,000.85.

“Done,” Rachel says disappointedly.

“Not the ultimate outcome, but an outcome,” Scotty tells Rachel and Ryan.

Auction 2: Tom and Sarah-Jane

The couple are in shock as they arrive in Scotty’s cabana, and Scotty’s dog Frankie is in disbelief too, lying on the floor after the roller coaster ride that was Omar and Oz’s auction.

But it’s House 1’s turn now, and Sarah-Jane is so nervous she’s struggling to talk, and given how much SJ likes a chat, we know she’s really feeling the pressure now. 

Veteran Block auctioneer and real estate agent David Wood kicks off the auction and the bids roll in, but they’re far under what anyone was expecting. 

Frank kicks off with $3.8 million and Nicole ups that to $4 million.

It’s back to Frank who offers $4.05, and then Nicole bids $4.075, and it’s a very slow start after the quick-fire bidding war we just saw for House 5.

Now David’s calling the auction at just $4.075, which is $5,000 under reserve, even though it’s not even on the market yet.

And then Danny enters the bidding with $4,100,000.99, which means at this stage Tom and Sarah-Jane have made $20,000.99 in profit.

“It’s a start,” Tom says hopefully as Sarah-Jane rubs her head anxiously.

It’s on the market and David starts to call it. The other contestants are speechless back at Scotty’s house watching on.

David’s reluctant to call it yet because he thinks it’s worth much more so he instructs everyone to take a break.

As Frank makes a call to a client, Scotty tries to keep Tom and Sarah-Jane’s hopes up saying he’s “seen this before, it slows and then it jumps”.

Sarah-Jane is in tears wondering if three months of hard work will really come down to this.

Scotty says what we’re all thinking. “How can we have that previous auction and then have this?” he questions. 

Tom and Sarah-Jane speak to David on the phone and tells them he’s going to “do everything I can: beg, borrow and steal” to try to get them a better result.

The bid stands with Danny at $4,100,000.99 and if there’s no better bid David will have to knock it down at that price.

He calls it once, twice and three times, it’s sold to Danny.

It earns Tom and Sarah-Jane a shock profit of just $20,000.99.

Scotty is speechless, “I don’t know what to say.”

“It’s alright. It wasn’t in our future,” Sarah-Jane says.

“You didn’t deserve that, you deserved a lot more,” Scotty tells Tom and Sarah-Jane.

Back at Scotty’s house the other teams are in disbelief, “How?” Dylan says simply.

“They’re going to be beside themselves,” Ankur says.

Ryan paces the floor and drops a few swear words before adding, “How can you go from $1.5 million to $20 grand?”

Omar looks shellshocked as he takes in the stark contrast between his and Oz’s profit and what just happened to Tom and Sarah-Jane.

“It wouldn’t have been any different if you had been second, or third, or fourth alright?” she tells him.

“I feel guilty,” Oz tells Shelley, tearing up.

“I know you do but it’s not your game to play,” she responds.

With nothing left to say Tom and Sarah-Jane head back to Shelley and the other teams, and they’re greeted with lots of hugs and love.

“It’s what we signed up for, it’s the risk we take,” Tom admits.

Shelley tells the couple what we’ve all been thinking all season, that despite their result they will go down in history as Block legends because of their hard work, entertaining personalities and stunning rooms.

“You played a beautiful game,” Shelley says.

Sarah-Jane is resigned to her fate knowing there is a silver-lining, “Bigger and better things one day.”

“It’s the ultimate high with the boys, and the ultimate low. I didn’t expect to make a s—load of money but I didn’t expect to come out at a massive loss too,” Tom concludes.

Auction 1: Omar and Oz

The auctions begin.

Omar and Oz’s auctioneer calls their property “the chosen one” and asks for the first bid.

Buyer’s advocate Frank Valentic kicks things off with a bid of $3,850,000 but is told it’s “a little bit lower than the guide”.

Suddenly Adrian pipes up with a bid of $4.5 which shocks everyone.

Omar and Oz just made at least $420,000 in profit.

“That’s our boy,” Oz says with a huge smile on his face.

Frank jumps back in with a bid of $4.510 million, which Adrian tops with $4.6 million.

But just as the auctioneer starts to call it, Danny advises he needs to take instructions and stuns everyone when he starts talking to his dog Herbie.

We know Danny is one to do things his own way but this is new for him. 

Oh, Danny has a bid. Hold onto your hats because when Danny bids it’s always a unique figure.

Here we go, it’s $4,600,066.66.

But Adrian isn’t ready to let House 5 go and ups his bid to $4.8. A bidding war then kicks off when Danny ups his offer to a whopping $5,000,000.01.

Adrian responds with $5.1 and Danny gets cheeky telling his competition, “I hope you’ve got the money”.

That gets a quick response from Adrian who snaps, “Do you want to see my bank account?”.

Back at Scotty’s cabana Omar is in disbelief, “They’re arguing about bank accounts?!”

Now that the sledges are out of the way, Danny is ready to get serious.

“No more stuffing around. $5,222,222.22,” he bids.

It’s a massive bid and means the boys are on their way to make the most profit in Block history.

Adrian then bids $5.3 before Danny jumps it up to $5,444,444.44.

The bidding war continues when Adrian offers $5.5, leaving the other contestants in shock.

Danny then offers $5,666,666.66.

“This is an absolute Block record unfolding here, right now,” Shelley says.

And with that massive amount on the table, Adrian is done.

“He can have it, I’m out,” he says.

The auctioneer calls it at $5,666,666.66 which means Omar and Oz have made a profit of $1,586,666.66.

“I can’t believe it,” Omar says.

That means about $700,000 each, which they say they will put towards their families. They hug it out with Scotty and tell him they love The Block.

“I’ve never seen anything like it. That’s a first in Block history,” Scotty says after they leave.

Omar and Oz get a hero’s welcome as they head back to Scotty’s house to meet their fellow contestants.

Oz’s baby news

The best mates say a prayer before their auction while the other contestants gather in Scotty’s house with Shelley, ready to watch House 5 go under the hammer.

Shelley spots an unknown figure in the crowd of bidders – a face we’ve never seen before. 

Sarah-Jane informs us it’s Adrian Portelli who arrived to the auctions in a Lamborghini and runs LMCT+, which is a raffle.

Omar and Oz head over to Scotty’s cabana to watch their auction unfold with the host and he’s keen to know what their plan is.

“You snooze you lose right, so we want to go big” Oz says confidently. 

Scotty’s hoping their house sells for about $4.5 and with the reserves at $4.08 Omar says anything above $4.5 is a “bargain”.

And in some wonderful news for The Block family, Oz announces another baby is on the way! He and his wife are expecting their fourth child.

“Congratulations mate, fantastic,” Scotty tells him.

Auctions kick off

Block royalty Danny Wallis arrives and it is a very good sign for the Blockheads, given he’s spent about $30 million on Block houses in the past.

Fingers crossed he’s got cash to splash this year!

Tom and Sarah-Jane set auction order

With the reserves set and all the same, Tom and Sarah-Jane leave the room to make a call to their real estate agent David Wood to get his advice on locking in the auction order.

He tells the couple to go second and recommends putting House 4 last because it’s the most similar to theirs.

“If you’re taking friendship out of it and you want to win this competition, you should put Dylan and Jenny last,” David tells them.

Sarah-Jane starts tearing up as Tom reflects on how good their friendship with Dylan and Jenny is.

“I don’t want to put Jenny last,” Sarah-Jane says.

They soon return to the room and reveal the order is:

Auction 1: Omar and Oz

Auction 2: Tom and Sarah-Jane

Auction 3: Rachel and Ryan

Auction 4: Ankur and Sharon

Auction 5: Dylan and Jenny

When she hears the news Jenny isn’t happy, like at all. 

“I was shocked yeah, to be honest I’m pretty pissed off about it,” she says.

Oz also isn’t happy about going first muttering, “Umm it is what it is” and walking off.

Omar and Oz vent in the car speculating they were put first so that they’d come last, while Jenny is fuming that Ankur and Sharon aren’t last in the auction order.

But now it’s set and it’s time to head to the auction.

Shock reserves revealed

Teams head up to Scotty’s table and collect their reserve prices – at this stage everyone is still praying for a figure with a three in it.

They all open it up at the same time and there are swear words, cringing, head rolls and nervous laughter.

The reserves for all of the teams is $4.08 million, which most definitely does not have a three in front or anywhere in the number at all.

“We’ve all got the same,” Sharon says showing her reserve price.

Clearly no one is happy with this number.

Scotty reminds them they’re real estate agents have been quoting $4 to $4.4 million but Jenny wonders if the houses will “even go for that”.

Rachel’s thinking the same thing.

“There’s interest but there’s no interest at the 4 mill mark,” Rachel admits.

Scotty reveals whether reserves will reflect over-spending

Finally, we’re off to find out the reserves and the teams are all understandably nervous. Turns out everyone is hoping for reserves between $3 to $4 million and in the current market, it makes sense that this is what they want. 

Dylan and Jenny have hopes for $3.8, Ankur and Sharon are thinking it might be $3.9, Rachel wants something with a three in front and Ryan wants mid-threes while Omar are also after something with a three.

It’s not long before the teams are reuniting at Block HQ where Jenny admits she’s “packing it” and Rachel is “stressing hard” over the lack of control.

In contrast Tom is “feeling pretty good” but Sarah-Jane is just cold and “hoping it’s not an omen” – so are we to be honest.

Scotty, his dog Frankie, Domain’s Alice Stolz and Shelley Craft are inside with the scrolls bearing the reserve prices.

“Welcome to this very, very pointy end of the tree change. It truly is a great achievement and now that the grass coming up, we’re out of the mud, your homes are really starting to look beautiful and just at the right time,” Scotty says.

Alice gives a market update and warns things have changed in the past 12 months, particularly after several interest rate rises.

“What that’s doing is putting pressure on prices and we’ve seen prices soften. What that means for this weekend is there is risk of not all properties selling,” she says.

Scotty addresses the elephant in the room 

But before we can even get into reserves Scotty addresses the big cloud looming over one team in particular, overages. 

Block viewers will remember Ankur and Sharon went $53k in the red, leaving Scotty with the cost of finishing their shed. While he was going to factor that into their reserve, the other teams are in for a shock.

“It turns out though, you weren’t alone. It seems that all of you went over budget in the final week of your build. It’s not that surprising really given the year that we’ve had coming out of COVID, inflation through the roof, building material 50 per cent increase so keeping that in mind I think it’s only fair for all of you if I add nothing to anybody’s reserve prices,” he says.

Ankur and Sharon and Omar and Oz seem satisfied with this, but the looks on Tom and Sarah-Jane and Rachel and Ryan’s faces suggests they aren’t so cool with it, but they know Scotty’s mind is made up.

“Sounds like you’ve already made your call then?” Ryan asks.

“Yes,” Scotty tells him bluntly.

Scotty digs for treasure

Soon we’re back in Gisborne with just 12 hours until the reserves are revealed. 

Like past seasons the reserves are delivered in a very unique way. This year we’ve gone a little Indiana Jones and we meet Scott Cam in the middle of a patch of land deep in the night.

After checking a treasure map Scotty has found the spot he was looking for and instructs Foremen Keith and Dan, and Block builders Aidan and Simmo to dig.

Soon the men find a chest and Scotty pulls out a bunch of scrolls and says, “Maybe these will dig them out of a hole, let’s see.”

Final day on The Block

Before we get to all the action of the auction, we’re visiting the teams on their last day on The Block in Gisborne.

Tom and Sarah-Jane are giving the house one last tidy and they’re going to miss everything basically.

As for Rachel and Ryan, they feel like Joel and Elle leaving was meant to be as The Block has worked out exactly as they hoped and they’ve built an “absolute dream home”. 

Ankur and Sharon are relieved and “astonished” to have made it to the end. And surprisingly, after considering leaving so many times, they actually feel “bittersweet” about leaving.

Dylan and Jenny have had a blast on The Block, and feel most proud of the flow they created in the house.

Over at House 5, Omar and Oz are sad to leave but feel like they’re leaving behind an amazing house.

“It’s a home we built with our heart,” Oz says proudly. 

And with that the contestants all put their suitcases in their cars and say goodbye to each other.

The Block family is real, like you become so close with people so quickly during such a close intense atmosphere,” Sarah-Jane says.

“They’re your friends for life,” Tom adds.

Then it’s time to hit the road and wait for auction day.

“You put your life on hold for three months all to hopefully generate something in the end of it but nothing is guaranteed. These houses are amazing but we are also going through a really weird time right now so the whole unknown is really scary but it could be rewarding,” Ryan explains.
